Khokana’s entry point towards dokuchap

Addressing the demands of the locals, the government is preparing to shift the Khokana entry point of fast track to Farsidol-Dukuchhap area. The government’s plan to shift the proposed bus park in Khokana to Dukuchap is likely to add more services. As a result, Dukuchap is becoming a strategic center from the point of view of transport and trade access. After the fast track is completed, the journey from Kathmandu to Tarai will be very short, which will increase commercial and industrial activities. Along with the bus park, access to other infrastructure such as roads, electricity, drainage, drinking water, etc. is expanding rapidly.

The most suitable reason for buying land in Dukuchhap, Sokhel area is the low price of land here. Although the price of land in other areas of Kathmandu, which is the same distance from ring road, is around Rs 20-25 lakh, the land is being sold at less than half the price here.

The price of land, which was earlier traded at the minimum price, has now increased sharply. However, the undeveloped common land is being traded at Rs 600,000 to Rs 800,000 per anna, while the plotted land is above Rs 1.4 million per anna. Although the price has increased slightly due to the increasing attraction in this area in recent times, the price of land in this area is still relatively cheap.

The final phase of fast-track construction, large government infrastructure projects, and access to convenient spaces are sure to develop Dukuchap, Sokhel and Farsidol areas as one of the major residential and commercial centres within the Kathmandu Valley in the coming years. Dukuchap is one of the fastest growing areas in the Kathmandu Valley, where it can be a wise decision to invest in the current situation. In particular, fast-track projects, bus park relocations, and smart city projects are said to have potential here.
