Increasing investment potential of Nepalis in Australia: Real estate major attraction

Kathmandu. Nepalis living in Australia have been given priority to investment in the real estate sector.

According to a study conducted by the Institute for Integrated Development Studies (IIDS), 34.99 percent of Nepalese living in Australia have made formal investments in various sectors outside savings.

56.8 percent of Nepalese investors in Australia are involved in the real estate sector. This area has become a major capital destination for the Nepali Diaspora as Nepalis have started considering real estate as a safe, low-risk and long-term return.

The study found that residential and commercial real estate accounts for the vast majority of Australian investment.

The economic status of Nepalis investing is strong. According to the study, the size of Nepal’s investment portfolio is remarkable.

About 28.8 per cent of investors have assets between $350,000 and $750,000. Similarly, about 30.8 percent of the investments are worth more than $750,000.

Nepalis living in Australia have the financial capacity to easily access high-value properties.

Nepalis, especially those who have made successful careers in the fields of technology, healthcare, financial services, engineering, etc., have shown interest in investing in fixed assets on the basis of income.

After real estate, Nepalese investment has spread to various sectors. According to the study, 25.6 percent of the investors invested in stock market, banking and financial services, 16 percent in entrepreneurship or franchise business, 6.6 percent in education and training, 6.4 percent in logistics and supply management, 6.1 percent in retail and 6.1 percent in construction and infrastructure.

In addition, tourism and hospitality, food and beverage, handicrafts, agriculture, renewable energy and digital technology are among the sectors that have been significantly engaged, according to the study.

The investment trend is not limited to the first generation of immigrants.

Second-generation Nepalese born or raised in Australia also have high prevalence of home ownership. According to the study, about 89 percent of Nepalis of the second generation live in their own or family-owned households.

This indicates that the Nepali community is strengthening the economic base with plans for long-term residency in Australia.

According to the study, the highest number of Nepalis who plan to invest in the next five years are 40.00 percent. It has been found that 50 percent of the people plan to invest in the real estate and housing sector.

This means that the current investment structure is likely to grow steadily in the coming years. Stability, inflation, secure returns, and family priorities—are key factors for investing in real estate.
